in 1991, Mrs. Bessie Phillips granted an easement for 43.1 acres of forests and open fields on the east side of Burpee Hill Road. Combining the acreage of four other easements, Mrs. Phillips protected a total of 175.5 acres of open fields and forest with over one-half mile of roadside stonewalls, lined with lovely sugar maples visible to the general public. This property is in close proximity to many Ausbon Sargent conservation easement properties, including the Stanley Farm Association which it abuts, the Phillips 2, Bohannon, Tatum, and Carroll1 properties across Burpee Hill Road, and the Philllips 1, Kentlands, Denny Beach, and Stanley Point properties across Newport Road. Forestry and agricultural activities are permitted.

At her death in April of 1996, Mrs. Bessie Phillips' daughter, Jane, inherited this property. Peter and Debbie Stanley purchased the 9-acre "Gray Cottage" lot in December of 2004.  Anne and Dave Carey purchased the 34.1-acre ShadowLawn Farm in March of 2020.
